Our system consist of steps that are taken on every listing, offer and sell, that's what makes us different. To find out more about what we can do to better sell your home read the following:

DURING THE LISTING:

LEGAL DESCRIPTION:

The legal description of the property is researched - the legal description research is done by (1) APN - Assessors Parcel Number, (2) Site Address (also known as street address), and (3) Lot / Block and Track. Ownership and other details are checked in this research.

COMPARABLE PROPERTIES:

All comparable that have just currently been listed "FOR SALE" and properties that have "SOLD" are also researched to come up with a Value for this particular property.

PROPERTY PROFILE:

A property profile on the listed property is ordered - it shows the neighborhood information, schools districts, shopping centers and access to public services that are near by. The property profile is reviewed for related, similar and other features, Average utilities researched. Property inclusions and amenities are noted, All perorations researched and noted.

PLAT MAP AND LOT SIZE:

A plat map is ordered and Lot Size is confirmed, if their are any problems or discrepancies the early detection will enable us to resolve them by the Close of Escrow.

MEASUREMENTS:

The Sellers property is measured for room sizes and square footage's are matched against public tax records.

LAND USE:

Land use is researched, the property could be a Single Family Residence (SFR) or a Condo, or PUD or the Tax Records could show another or a specific land use.

ZONING:

Zoning researched.

CONDO / PUD PROJECTS:

Copy of by-laws required, (if condo), Homeowners' association services offered, (if condo), Copy of complex layout, (if condo).

SCHOOL DISTRICT:

School District is researched for Marketing Advantages, some schools have up to a 5 Point Rating, this is vital when your working with a Buyer who has children and wants a 3+ Star School Rating.

FINANCIAL ALTERNATIVES:

Financial alternatives are examined and created.

INVESTMENT PROPERTY SALES:

All rents and deposits verified, a Copy of leases provided, if a Tenant is living in the Property, we have to coordinate showings with tenant, (if applicable).

MAINTENANCE AND REPAIRS:

Repairs and maintenance completed.

HOME WARRANTY:

Homeowner warranty made available, Homeowner warranty application completed, Homeowner warranty application mailed, Homeowner warranty received and filed.

TITLE RESEARCHED:

Note all unrecorded property liens or agreements.

MARKETING PLAN IS DESIGNED AND ENACTED:

The specific marketing plan is designed and the plans for the marketing campaign is launched and adds.

BROCHURES:

Marketing brochures are prepared, and put into Brochure box, Brochure Flyers are distributed to the top 10% of Sales Agents in the County.

NEWSPAPER:

Newspaper ads and other publications are created and published.

POST CARDS:

Mail out "for sale" announcements to neighborhoods.

HOME MAGAZINES:

Advertise in Home Magazines on a rotating basis,

SIGN DETAILS:

Sign ordered and installed with Brochure box. Color photo taken,

SHOWING UPDATE:

Feedback letter sent to agents after showing,

GUEST BOOK REVIEW:

Review the Guest Book for interested buyers and review their purchasing ability, in regards to the Listed Property.

BUYERS PRE-APPROVAL:

Contact selling agents to discuss, buyers' qualification, Pre-qualify all buyers whenever possible.

AFTER AN OFFER IS MADE:

OFFERS ARE REVIEWED:

All offers are reviewed with all parties, All responses are reviewed, All needed forms are presented to complete the sale, Offer is accepted, amended or countered.

OFFER IS DELIVERED:

Signed offer is delivered to Seller and/or Selling Agent, Contract and all agreements and amendments are signed by all parties involved in the transaction.

SELLER PRE-APPROVAL FOR REPURCHASE:

If the Seller is Purchasing another Property, we want to make sure that the amount that they yield off the sale of their current home in enough to pay the Down Payment Plus on their new home.

BUYERS APPROVAL PROCESS:

Current loan information verified by lender, Loan information reviewed and filed.

APPRAISAL:

Review current appraisal, if available, Provide comparable sales for appraiser, Schedule appraisal, Follow-up on appraisal, Appeal for increase, if appraisal is low.

DURING CLOSING:

CONTRACTS ARE ORDERED AND FILED:

Original documents filed with agent obtaining offer.

EARNEST MONEY:

Earnest money is deposited in escrow account,

LENDER DOCUMENTS:

Fax copies of contract and addendum to lender, Request pre-approval documents from buyer and/or buyers agent and/or lender. Follow loan processing through the underwriter,

VERIFY LENDER CONDITIONS:

Confirm purchase pre-qualifications, Review credit report results, Assist in arranging financing (If not already done). Coordinate discount points being locked with dates, Confirm loan payoff statement has been ordered,

VERIFICATION OF DEPOSIT:

Verification of deposits and employment returned.

TRACK LENDER PROCESS:

Contact lender weekly to track processing, Fax copies of contract to the title company.

TITLE INSURANCE, WARRANTIES AND COVERAGE'S:

Order title insurance commitment, Coordinate meeting all title insurance Requirements. Confirm buyer received title insurance requirements, Have buyers Hazard Insurance delivered, Provide Homeowner's Warranty for closing. Coordinate Home Inspection, Review the home inspection results,

NEGOTIATE PAYMENTS, ETC:

Negotiate payment and completion of required repairs.

INSPECTIONS:

Inspection clause requirements completed.

DELIVERIES:

Deliver unrecorded property information to buyer,

SEPTIC INSPECTION:

Copy of septic and plumbing inspection report delivered, (if any).

LOAN CLOSING:

Loan Funds are to be dispursed to appropriate parties.

CLOSING SCHEDULED:

Closing location selected, Closing date confirmed and time scheduled with lender, title company and buyer and seller,

WALK THROUGH:

Final walk-through scheduled for buyer, approval of Walk-Thru documents are signed and approved.

CLOSING DOCUMENTS:

Closing documents requested, Review closing documents, Forward closing documents to seller as requested, Oversee the entire closing process, Coordinate the closing with your next purchase.
