A Realtor is someone who is Licensed and Qualified to Sell on Behalf of Another Person, although Sellers can also sell their own homes, to sell for another, you must be Licensed with the State.

They are 'Educated in following State Regulated Disclosures.

Sellers who Sell their Home themselves could be Liable for Damages, if they FAIL to input required "Seller Disclosure Forms" and they are updated on Real Estate News.

WHAT IS A LISTING AGENT?

A Listing Agent is someone who is duly licensed by the State and is qualified to represent a Seller in the Transaction of Selling their home. A Listing Agent works exclusively with Sellers to help them to accomplish their goal of Selling their Home.

DUAL AGENT:

A Dual Agent is one who works with both the buyer and seller. An agent who has listed a sellers home also becomes the Buyers Agent on the Property. Many times we are the Dual Agent on our Properties, because we have a lot of Listings and Buyers.

LISTING CONTRACTS:

A Listing Agent will have a Exclusive Right to Sell your Home, this agreement is between the Seller and their Agent (also known as the Listing Agent) and consist of a promise of the Seller to List their Home with a particular Agent and the Agent makes a promise to market and Sell the Sellers Property.

LISTING AGENT ADVANTAGES:

The advantages of having a Listing Agent is that he/she will represent you in pricing your home accordingly and with comparable sales in your neighborhood. A great listing agent can help you to accept only the right offers from pre-approved buyers who are wanting to purchase your home.

Listing Agent with knowledge on specific buyers loans and how they affect the net proceeds of your homes sale are a great asset, they can save you thousands-of-dollars during the sale of your home.

LISTING AGENT ASSETS:

Another great asset of a listing agent is that they have the resources to put you in touch with a lender who can help you get Pre-Approved for the difference in price between your sale (net proceeds earnings) and the purchase price of your new home.
